     In Iowa, George obtained land and farming investments and became involved in land development. He continued his broker and real estate consulting work throughout a large geographical area with a large emphasis on business, farm and commercial consulting. A large part of his work during these years was directed to agriculture production and management. He was well equipped due to his business and farming experiences. He also had back ground studies at Iowa State University in soils, crop production, agriculture economics and accounting. During this time, he closely observed the economic downturn in the agriculture community during the 1980’s. His associates have often heard him describe how farm land values dropped over 75% in about 18 months once the devaluation cycle began. He had direct experience in the successful rehabilitation of dairy farms, swine production operations and the productive re-stocking and re-opening of commercial cattle feed lot operations.

     During these hard agriculture times of the 80’s, George presided over many seminars teaching principles that would enable many affected by the economic crisis to survive. The process of rehabilitation of agriculture and commercial businesses demanded a solid knowledge of the financial aspects of business operation. Accurate valuations of businesses, land, buildings and production capabilities were required for successful consulting. Honest close relationships were needed for successful assistance to be understood, effective and respected. Honest, effective relationships were also necessary to get paid. George applied his knowledge into his work and teachings. Eventually, through his assistance and guidance and his hands on work with one enterprise after the other, many thousands of acres of farm land were restored to production and to the continued ownership by their family farm and ranch owners. Through his work and teaching, many agriculture businesses were also able to survive and continue. Many financial relationships were restored and many banks and creditors immediately profited from restored production and relationships.

     During these years, and after the economic problems during the 1980’s, the appraisal business was maturing. Federal and state agencies were developing new regulations. Farm land prices were increasing. Residential and commercial appraisals were becoming more refined and in demand. 
      In the 1990’s George obtained his Certified General Real Property Appraisal license in Iowa. The Certified General license is the highest appraisal licensing level. Because of his familiarity with a large area of the agriculture Midwest, he shortly thereafter became licensed as a Certified General Real Property Appraiser in both Nebraska and South Dakota. There were ever-increasing requests for appraisals of all kinds, including commercial and business valuations. George saw the need for a broad view of large geographical areas. George sees this wide view as great assistance in pin-pointing local values, trends, area market levels and differences. Obtaining all data possible in any appraisal was and is an absolute necessity. Consequently, George, as both appraiser and real estate broker, is currently a paying member of thirteen different realty boards and multiple listing services located throughout the tri-state area of Iowa, Nebraska and South Dakota. George has preformed many complex appraisals and business valuations on an ever increasing basis. These involve investigating and understanding complex financial and income tax accounting data, determining accurate operational incomes and expenses and often performing retrospective net worth analysis or other more intense operational data validation. Restaurant expense and income ratios may exceed standard ratios to such an extent that additional cash influx may be suspected. Prior contract sales may have been used between property flippers to later justify higher loan values. Sales tax reporting may be different from other accountings. In some very profitable businesses, net operating incomes can very well exceed reported levels due to strategic asset enhancements. George’s experience and knowledge in financial and business related appraisals has produced a continually increasing demand for intense appraisal services. Additionally, George has law enforcement clearance for forensic governmental and legal investigative appraisal work. This clearance is needed by some companies and by some state and federal law enforcement agencies. George regularly accepts orders for this type of work.
History
      George has been self employed for over 45 years. George has been a real estate broker for over 40 years. His original real estate company, started during the latter 1960’s, was located in Kansas. It was at this early time that George really began getting successfully involved in property valuation work. Soon, the real estate company was expanded to include full insurance offerings and a complete real estate escrow service. Because the market was good, the company expanded with addition of a hard working real estate sales person partner and a construction branch. While the market stayed good, a number of homes were built and sold by the company and many were remodeled. During that time the company’s real estate activities continued to expand. His Kansas Real Estate broker license limited him geographically. To answer the call for expanded services, he obtained additional real estate broker licenses in Iowa and Nebraska. The company, consisting of its Kansas real estate business, its escrow branch, the construction business and the insurance business was eventually sold to his Kansas partner. George re-located to Iowa.
